Purpose over profit.
Dan and Jennifer Gilbert have always championed the philosophy of putting purpose before profit. Their company, ROCK, which includes more than 100 organizations, focuses on using business to do good by supporting community development, inclusion and making a real impact. For nearly 40 years, their efforts have helped contribute to Detroit and Cleveland’s growth, showing that focusing on purpose can lead to real progress.

OUR HISTORY
More than bricks and mortar.

1985
Dan Gilbert launches Rock Financial, later changed to Quicken Loans, with $5,000 in capital. The company is currently known as Rocket Mortgage, one of the largest mortgage lenders in the United States.

2005
Dan Gilbert leads an investor group that purchases the Cleveland Cavaliers.


2010
After a major announcement in 2009, Quicken Loans moves its headquarters to downtown Detroit. The move brings 1,700 employees from Quicken Loans and five sister companies to the Compuware Building, now named One Campus Martius. This signified the company’s commitment to the city and was the catalyst for Detroit’s resurgence.







2011
Bedrock is founded as a property management company in Detroit. The first purchase is Detroit’s historic Madison Theatre Building, currently called The Madison. Bedrock begins a purchase spree and acquires Chase Tower, First National Building, 1500 Woodward, 1520 Woodward, 1528 Woodward, 719 Griswold, Two Detroit Garage and Financial District Garage. Bedrock expands to Cleveland with the purchase of The Ritz-Carlton.







2012
Bedrock breaks ground on its first development, a specialty retail and parking structure known as The Z Garage. Bedrock purchases the historic Federal Reserve Building, One Woodward, 1550 Woodward, 1201 Woodward, 1217 Woodward, 1525 Broadway, 1301 Broadway and Vinton.




2013
In Detroit, Bedrock acquires 1001 Woodward and the adjacent garage, 1505 Woodward, 1238 Randolph, 1265 Griswold, The Malcomson, 1400 Woodward and 630 Woodward. The building at 1400 Woodward would later be developed into the iconic Shinola Hotel and 630 Woodward would be transformed into Bedrock’s future headquarters.




2014
The Z Garage opens in downtown Detroit with a handful of tenants including Citizen Yoga and 7 Greens—still operating today. Acquisitions this year includes One Campus Martius, 1449 Woodward, 45 W Grand River, Globe Building, State Savings Bank Building and several parking garages. An additional two properties are purchased to be developed into apartments with ground floor retail now known as Fourteen56 and 28Grand.






2015
Bedrock acquires One Detroit Center and Garage. Fortune 500 company, Ally Financial, signs a lease and the building is renamed Ally Detroit Center. Additional acquisitions include the landmark David Stott Building, later renamed The Stott, 35 West Grand River, later renamed 35W, 1274 Library, Lofts at Merchant Row and the abandoned Book Tower. A seven-year historic renovation began and would later transform Book Tower into one of "The World’s 11 Most Beautiful Repurposed Buildings" according to Architectural Digest.





2016
Bedrock embarks on two residential conversion projects this year, acquiring the former Detroit Free Press Building, renaming it to The Press/321 and the property at 1448 Woodward, renaming it The Ferguson. 1529 Woodward, 1515 Woodward, The Assembly, The Assembly Garage and several other parking assets are also acquired.
In Cleveland, Bedrock purchases the downtown landmark shopping center, Tower City Center.








2017
In Detroit, Bedrock breaks ground on the site of the former Hudson’s department store, signifying a turning point for the city. Bedrock also breaks ground on City Modern, a transformative residential development in Brush Park that would bring a mix of new construction buildings and restored Victorian homes. 201 W Fort and Buhl Building and Garage are also acquired.
Bedrock purchases The May Department Store in Cleveland and begins a three-year historic adaptive reuse project.






2019
Shinola Hotel opens in Downtown Detroit after a two-year adaptive reuse project of the historical Singer Building and T.B. Rayl Co. Store, generating significant buzz around the city.
Bedrock also acquires 1225 Woodward, The Courtyard by Marriott Downtown Detroit and property at 32 Monroe Street, currently slated for the mixed-use project, The Development at Cadillac Square.




2020
The May opens in downtown Cleveland and includes residential apartments, a hotel and retail. Bedrock purchases the former Sakthi Industrial Campus in Southwest Detroit, adding more than 618,000 square feet of industrial real estate and 10.39 acres to Bedrock’s Detroit footprint.





2021
Detroit Smart Parking Lab opens, enabling real-world testing of parking-related mobility technologies, logistics and electric vehicle charging. Bedrock also acquires 200 Walker and 300 River Place, expanding its footprint to Detroit’s East Riverfront and Cadillac Tower as part of The Development at Cadillac Square.



2022
Time Magazine names Detroit one of the “World’s Greatest Places” demonstrating the world-inspiring transformation that has happened over the last decade.
Bedrock continues its commitment to downtown Cleveland with the announcement of the Riverfront Master Plan along the Cuyahoga River.












2023
In Cleveland, Bedrock purchases Landmark Office Towers at 101 West Prospect Avenue, the Breen Technology Center at 601 Canal Road and the former Baltimore & Ohio Railroad Building at 829 Canal Road which will become key pieces of the transformative, 35-acre mixed-use development, The Riverfront Cleveland.
In Detroit, Book Tower opens its doors after a seven-year historic restoration. The Urban Tech Xchange, a collaboration between Bedrock, Bosch, Cisco, KODE Labs and Next Energy, launches as a real-world test lab aimed at modernizing the way we interact with the built environment.





2024
Bedrock is named one of “The World's Most Innovative Companies of 2024” by Fast Company as a result of its urban revitalization efforts in both Detroit and Cleveland.
Bedrock announces major milestones for Hudson’s Detroit including partnership with the EDITION and General Motors headquarters relocation in 2025. Bedrock acquires the Millender Center, adding additional parking and retail to the portfolio. A new vision for technology, entrepreneurship and life sciences at the Gratiot Innovation District is announced.
Bedrock and the Cleveland Cavaliers celebrate the groundbreaking of the Cleveland Clinic Global Peak Performance Center. The Populous-designed building received prestigious recognition in the Rethinking the Future's Global Architecture & Design Awards.


2025
Bedrock announces AfroFuture Detroit, a global celebration of music, culture and creativity will make its U.S. debut at Bedrock’s Douglass Site in August.
In Cleveland, Bedrock received City Planning Commission approval of The Riverfront development.
